Step 2. Own contribution
The standard own contribution is 20% of the property value. Some banks accept 10% if you insure the difference (so-called low contribution insurance). For an apartment worth 450,000 PLN this means:
- 20% contribution — 90,000 PLN,
- 10% contribution — 45,000 PLN plus additional insurance cost.
Your own contribution can also come from: a building plot, funds from employee capital plans, a gift from close family (with proper documentation) or a deposit already paid to the seller.
Step 3. Choosing an offer and bank
Bank offers differ not only in margin. Compare above all:
- APRC — annual percentage rate of charge, which includes all credit costs.
- Margin and interest type — variable (WIBOR/WIRON + margin) or fixed for 5–10 years.
- Origination fee — from 0% to around 2% of the loan amount.
- Additional products — account, card, life insurance; often reduce margin but have their own cost.
- Early repayment — with variable interest after 3 years it's fee-free; check conditions during fixed-rate periods.

Step 4. Mortgage application and complete documents
The application typically requires three groups of documents:
- Identity and personal situation — ID card, sometimes marriage certificate or property separation agreement.
- Income — employer certificate and bank statements; for business — tax return, accounting records, ZUS and tax office certificates.
- Property — preliminary purchase agreement, land register number, land registry extract, for primary market — information prospectus and developer agreement.

Step 5. Property valuation and credit decision
The bank commissions a property valuation (valuation report) — performed by a property appraiser, typically costing 400–700 PLN. If the valuation is lower than the purchase price, the bank will calculate the loan from the lower value, which may increase your required own contribution.
The bank analyst then issues a credit decision. From submitting a complete application to decision typically takes 2 to 4 weeks. A positive decision has a specified validity period — usually 30–60 days to sign the contract.
Step 6. Loan agreement and notarial deed
After accepting the decision you sign the loan agreement, then arrange with a notary for the notarial deed transferring ownership. When buying on credit the buyer typically bears:
- notarial fee (depending on value, with statutory maximum),
- PCC tax 2% — when buying from the secondary market (primary market is exempt),
- court fees for registering ownership and mortgage in the land register,
- mortgage registration tax (19 PLN).
Roughly total transaction costs for a secondary market apartment are around 3–4% of its price.
Step 7. Loan disbursement and post-purchase formalities
After the notarial deed you submit the deed and mortgage registration request to the bank. The bank disburses funds to the seller's account (for primary market — in tranches, according to construction progress). Until the mortgage is registered the bank typically charges an increased margin (so-called bridge insurance). After purchase remember to notify the community or cooperative of the acquisition and to transfer meter readings and utility contracts.
